A lot goes into pricing a home. When I put a home on the market, I look at comparable home sales as well as trends in the market as a whole and in your neighborhood. Comparable home sales are houses that have sold recently that are similar to yours. I also look at homes that are currently for sale (that's your competition!)
I also closely watch the real estate market stats monthly and weekly to see if home prices are trending up or down, how long homes are staying on the market, and what the available inventory is like. All of this will factor into our pricing strategy.
Finally I look at your home! I can give you a range of what your home should sell for without seeing it, but in order to really fine tune a price, I need to see your home in person. I need to see what kinds of upgrades your home might have compared to the competition as well as things you could only know be being there (is there a chemical plant next door or is your neighbor across the street a nudist, those kinds of things!).
